What Our Clients Had to Say About Working With The Brian Kondo Real Estate Team | Linda





If you’ve been a real estate agent long enough, you will come across all kinds of  different instances and reasons why a home is being sold.



For instance, a homeowner can become sick, frail or mentally incapable of  looking after their home and sometimes, can no longer take proper care of  themselves either.



This is where having a legal document called a “power of attorney” comes in.  There are two types of power of attorney - one for personal care and another for  property. Most of the time, one appoints a family member or close friend to be  their attorney. What’s most important is that it’s someone who’s trusted since that person or persons will be making financial and health care decisions for  you.



I received a call from John Tucciarone. He was the lawyer for a client named  Catherine, who could no longer care for herself or her home. He told me to  expect a call from her sister-in-law, Linda, who was Catherine’s power of  attorney. 



When Linda called, she explained that Catherine needed to move into a long term care home asap. Therefore, Linda needed to list and sell Catherine’s  home. The problem, the home needed some TLC. Linda, who lives in the  Maritimes, was concerned as she was so far away and would only be in Ontario  for one week. I reassured her that my team and I will guide her through the  process from Ontario. We started off by having my assistant, Ginette, send her a  junk pick-up company, landscaper, painter, general contractor and moving  company if she needed one.



Catherine’s home was listed in July and sold firm one week later. Since  Catherine had moved into the long-term care home and the house was now  vacant, I was a little concerned that the closing date was 3 months away.  Arrangements were made to have someone drop by and check the house  regularly for insurance purposes. Arrangements were also made to have the  grass cut, etc.



A week before closing, the buyer’s agent asked for a 2-week extension. We  granted the extension, but not before John asked for a further non-refundable  deposit and that the buyers will have to pay the difference for utilities, property  taxes and maintenance for those 2 extra weeks.



However, once the extension date came up, we found out the buyers still could  not close. Even though we had non-refundable deposit in hand, that’s not what  Linda wanted.



I had Ginette immediately re-list the home. I sold it again for over the asking  price in just 12 days, this time with a short 28-day closing! It closed with no  issues.



I’m not sure exactly what Catherine thought but Linda was absolutely ecstatic  with the work my team and I did for them. As I tell my team all the time, when a deal sometimes goes sideways, it’s “opportunity time”! It’s a chance to use our  expertise and experience to navigate any and all obstacles thrown at us and to  get a positive outcome for our clients.
